Company Settings
General Settings – Deal Manager Config
Requirement Fields – Mark fields as required when entering Leads and Deals. Fields can also be hidden or made read-only on the Deal, Contact, Proposal, or Approval pages.
Labels – Create custom labels for Companies or Contacts to support filtering and reporting. Labels appear in a dedicated CRM column. Optionally, allow all users to create labels directly in CRM.
Activity Sub-types – Add new activity types for more detailed tracking.
Listing Agreement Statuses – Define custom statuses (e.g., Expired – Still Active) for managing listing agreements.
User Defined Fields
Add up to 10 custom fields for Deals, Proposals, Properties, or Spaces. These function like Custom Tables in Voyager but are specific to Deal Manager.
Deal Settings
Clause Group Tokens – Configure custom clause tokens for documents.
Option Notes – Add standard option language notes that auto-populate.
Dead Deal Reasons – Define reasons for closing deals as Dead.
Expenses Setup
Company Level: Control expense posting by deal type and set Active Past & Future Years for base year lease types.
Property Level: Import annual recovery expenses for use in proposals.
Risk Level Setup – Track At-Risk tenants or companies.
Proposal Comparison Config – Select economics for comparison against working proposals. Requires ABF or Forecast Manager for budgets/markets. Variance options display above/below benchmarks.
Deal Type Config – Exclude certain deal types.
Milestone Templates – Create tasks tied to properties or deal types; assign to users and track completion.
Voyager Configuration
Note: Most of this section is set up by your Deal Manager Account Manager. Contact support for assistance.
General Settings – Manage ABF/Forecast Manager budget books and Net Lease Spread calculation methods.
Use this section to manage the annual budget book(s) applied in ABF/Forecast Manager (if enabled). You can also update the Net Lease Spread Calculation Method when applicable.
After budgets are locked, be sure to update the book dates. New deals will then pull data from the updated book. If you already have deals entered that reference the previous book, simply run a recalculation to align them with the new settings.
Deal Configuration – Map Voyager charge codes to Deal Manager proposals.
Rent & Expense Mappings – Configure Base Rent, Additional Rent (e.g., parking, signage), lease types, and expense categories.
Deal Stage – Customize local stage names; Voyager stages should remain unchanged.
Lead Configuration – Managed by Edge Marketing Account Manager.
Costs & Commissions – Configure transaction costs and advanced commissions.
Contact Roles & Role Setup – Map Voyager roles to Deal Manager. Default roles should only be updated with Account Manager guidance.
Copy Charges – Control which items auto-populate from existing tenant leases.
Approvals – Manage company or property-level approvals. Includes import/export and email comparison settings.
Document Settings
LOI Templates – Manage LOI/OTL templates and Word Merge tokens.
Document Type Mappings – Control attachment visibility in Voyager and SharePoint.
Lease Templates (Legal Manager only) – Manage lease templates.
Signee Configuration (Legal Manager only) – Predefine default signees.
Document Merge – Edit LOIs directly in the viewer.
User Administration
A dedicated help document exists for detailed User Admin instructions.
Users – Add, delete, and edit users, roles, and property access.
External DM Users – Manage access for external brokers/agents.
Roles – Configure Deal Manager–specific roles and permissions.
Teams – Group users into teams for tagging and deal security.
Import/Export
CSV Templates – Access and import bulk load templates.
Sync Settings
General – Update Voyager property lists synced nightly to Deal Manager.
Unit Availability – Configure timing for unit updates.
Unit Type Exclusions – Exclude certain Voyager unit types from appearing in Deal Manager.
Menus & Settings
Clauses – Maintain the Voyager Clause Library directly in Deal Manager.
Clause Groups – Organize clauses into groups for easier access.
Property Clauses – Assign property-specific clauses.
Benchmark Templates – Create and manage benchmarks for proposal comparison.
Custom Tables – Map Voyager custom tables to Deal Manager. Supported objects include: Customer, Contact, Tenant, Property, Proposal, Space, and Deal.
