How to Add a Deal
When adding a new deal, click on the New Deal button located at the top section of the menu bar.
At this stage, you only need to enter any known information related to this deal including the Tenant (required field), Property, Deal Type, Deal Stage, Lease Source, SIC(Standard Industrial Classification) and Deal Notes.
Tenant Representative: - capture information related to the tenant rep contact including First Name, Last Name, Phone Number, Email and Representative Role, Tenant Rep Company (if Broker).
Tenant Initial Inquiry Information
If known, enter the Desired Space (Sq. Ft.), Desired Move-in Date, Desired Space Type, Desired Term (Mo.), Desired Rent and Special Space needs (if any).
Typically, a Deal is added in Deal Manager with an initial stage of Lead. The deal stage is later updated to Tour after a potential tenant has toured a space.

Changing the Deal Stages: As a deal progresses from initial contact with a prospective tenant up through lease execution, it is important that the Deal Stage be identified. The deal stages that exist within Deal Manager along with the individual responsible for updating the stage are described below.
Additionally, users can change the deal stage by clicking the blue hyperlinked stage name at the top right corner of the deal page.

In order to update the Deal Stage, navigate to the appropriate deal from the Deals tab. Click the Tenant name to drill into the deal. The Deal screen will appear. Click on the Deal Details tab. Click the dropdown next to Deal Stage field and select the stage. Click Save.
When advancing the deal stage past 'Tour' to the 'Proposal' stage, a proposal entry form must be completed to ensure the necessary details are recorded before proceeding.
Tracking Deal Stage Updates
To ensure transparency in deal stage management, you can use the Deal Stage History Report to track who changed a deal stage and when. This report is available at the bottom of the Reports screen and includes filters for deal name, making it easy to find updates for specific deals.
Customizing Deal Workflows
While Deal Manager restricts creating entirely new top-level stages, users can add sub-stages under existing ones to enhance workflow customization. For example, under 'Negotiation,' you can add sub-stages such as 'Legal Review' or 'Pending Signature,' which help manage workflows within system boundaries.
