Applying market profile rates
This article describes applying and refreshing market profile rates via the Market Profiles page using both foreground and background options. Efficiently update space-level rates and terms based on changes to market profiles.

Foreground
Selecting checkboxes for one or more profile on the Market Profiles dashboard enables the Apply and Refresh buttons. Use these buttons to apply market profile changes in the foreground for smaller data sets.
TIP: "In the foreground" means the task runs immediately on the screen and the Market Profiles dashboard is not available until the task completes.
Apply
Click the Apply button to update terms, except for rent, for the selected market profiles without reverting any set space-level overrides.
Refresh
Click the Refresh button to display a dropdown list with the following functions:
All | Applies all market rates and terms to every space associated with the market profile. This option will overwrite all space level information. NOTE: When a market profile is first created, you should use Refresh > All to set the market profile to all associated spaces. |
Preserve Rents | Resets space market rates back to market profile default except for New and Renew rent override amounts set on the space. |
Missing Spaces | Applies the market profile to spaces recently included in the market profile. NOTE: If the newly added spaces in the selected market profile were previously attached to another market profile, they need to be marked as Exclude in the Validation section of the original profile before running the Missing Spaces function. Not doing so may cause exceptions. For more information, see . |
To apply or refresh market profile rates
Select the market profiles want to adjust using row checkboxes. Alternatively, select the header row checkbox to select all filtered market profiles.
The Apply and Refresh buttons are enabled.
Click Apply to apply the market profiles to spaces.
Or
Click the Refresh button to expose the dropdown list and select a desired function.
A confirmation message appears after any funciton is selected.
Click OK if you agree with the actions described in the message.
A completion banner appears when the function completes.
Background options
Apply or refresh market profile rates for larger data sets using the Background Options dropdown. This method sends the selected function to as a task for completion. Continue working in Forecast Manager without waiting for a completion banner. Monitor the task on the Background Processes page at your convenience.
