Using Benchmarks in Deal Manager
Benchmarks are mock deals used to compare against proposals entered in Deal Manager. They provide a way to evaluate deal economics beyond your existing budget and can be added to the Proposal Comparison screen for side-by-side analysis.
Benchmark Setup
To set up a benchmark, your user account must have access to DM Settings.
Steps to Add a Benchmark
Click your profile initials in the upper-right corner of the Deal Manager screen.
Navigate to:
DM Settings > Benchmark TabClick Add Benchmark.
Fill in the required fields:
Benchmark Name
Lease Type
Term
Note:
Selecting All for Lease Type makes the benchmark compatible with all lease types. This will remove the Expenses section from the benchmark form.
Complete the following sections (similar to proposals in Deal Manager):
Expenses
Transaction Costs
Commissions
Click Save to finalize the benchmark setup.
Once saved, you can create associations for the benchmark.
Benchmark Associations
Benchmarks can be linked to specific:
Markets
Sub-markets
Properties
Floors
Spaces
Existing Deals
Steps to Associate a Benchmark
Search for the saved benchmark.
Click the pencil icon to edit.
Go to the Associations Tab.
For Markets, Click Add Markets. The same applies for Sub Markets, Properties, Floors, Spaces.
Select the desired items and click Add.
Click Save Changes.
Example:
A benchmark associated with the Chicago market will automatically appear in proposal comparisons for deals within that market.
Important Notes
Associations only apply to future proposals.
Existing proposals will not be updated with new benchmark associations.Latest benchmark takes precedence.
The most recently created benchmark will automatically display in the comparison screen based on its association.
Proposal Comparison: Benchmark Column
To display benchmarks in the Proposal Comparison screen:
Navigate to:
Deal Settings > General Settings > Proposal Comparison ConfigFlag the benchmark as a column to compare.
Admin Role Required:
Only users with admin privileges can configure this setting.
